The Planning and Zoning division is responsible for development review, long range planning, regional planning, and engaging the community to develop various studies, such as neighborhood plans. We assist homeowners and the development community by ensuring projects are designed and developed in conformance with the City's Comprehensive Plan and Land Development Regulations. New Zoning Review Process Beginning July 1, 2026 Recent changes to Florida law (HB 803) mean that some projects may no longer require a building permit. However, many of these projects must still comply with the City's Land Development Regulations (LDRs) and with the City’s Historic Preservation Ordinance for properties in a designated Historic District.
